1. About House Krowd
House Krowd is a digital platform that helps residents, tenants, leaseholders, freeholders and homeowners record, organise and manage information relating to homes, buildings, defects, repairs, costs, occupancy and related property matters.
House Krowd may include onboarding tools, messaging features, evidence storage, defect logging, property information, guidance, reporting tools and access to third-party or specialist services.
House Krowd is a trading style of Krowd Group Limited, company number 16953835.
2. Acceptance of these terms
By accessing or using House Krowd, creating an account, submitting information, or continuing to use any part of the platform, you agree to these terms. If you do not agree, you must not use the platform.
You must be at least 18 years old, or otherwise have lawful authority to use House Krowd in connection with the property, household, tenancy, building, organisation or matter you are representing.
3. What House Krowd provides
Unless we expressly say otherwise in writing, House Krowd provides a technology platform only. The platform is designed to help you structure information, keep records, understand possible next steps and manage property-related workflows.
Use of House Krowd does not, by itself, create a solicitor-client, adviser-client, surveyor-client, contractor-client, financial adviser-client or other regulated professional relationship.
4. Your account and security
You are responsible for ensuring that the details you provide are accurate, complete and kept up to date. You are also responsible for keeping your login credentials, verification codes and device access secure.
You are responsible for activity carried out through your account unless that activity results from our failure to take reasonable care and skill.
5. Information you submit
You confirm that any information, photographs, videos, documents, descriptions, dates, contact details or other content you upload or submit is, to the best of your knowledge and belief, accurate, lawful and not misleading.
You must not upload content that belongs to someone else without appropriate authority, is knowingly false or deceptive, contains malicious code, infringes privacy, data protection, intellectual property or other legal rights, or is abusive, threatening, discriminatory or otherwise unlawful.
6. How we may use your information
We may use information you submit to operate House Krowd, provide features you request, create records and timelines, generate summaries, improve service quality, prevent misuse, support case handling, connect you with relevant services, and comply with legal or regulatory obligations.
Our use of personal data is also governed by our Privacy Policy. Where the platform enables you to share information with selected third parties, advisers, landlords, agents, contractors, partners or service providers, that sharing will be subject to your actions, permissions, consents and the relevant service flow.
By using our Services, you acknowledge and agree that, where relevant to your housing needs or reported issues, we may securely share your details with approved third-party sponsors, specialist solution providers, legal service providers, repair specialists, or support organisations ("Sponsors") who offer assistance aligned with our mission.
These Sponsors may contact you directly through our platform or via your provided contact details, such as email or phone, for the purposes of offering relevant services, support, or follow-up on reported concerns.
We only share your information with Sponsors who have agreed to comply with our data handling standards and who demonstrate a legitimate interest in supporting users of the platform. You may opt out of Sponsor communications at any time by contacting us at help@house.krowd.org.uk.
7. No regulated advice unless expressly stated
House Krowd may provide general information, prompts, recommendations, summaries and workflow support. These are not a substitute for legal advice, surveying advice, financial advice, medical advice or any other regulated professional advice.
Where we introduce or connect you to a regulated professional or a separate specialist service, that service will be subject to its own terms, engagement arrangements and regulatory obligations.
8. Acceptable use
You agree to use House Krowd lawfully, responsibly and in good faith. You must not misuse the platform, attempt to gain unauthorised access, interfere with other users, scrape the service at scale, reverse engineer restricted parts of the system, or use the platform to harass, threaten or mislead others.
We may suspend, restrict or close access where reasonably necessary to protect the platform, users, legal rights, security or compliance requirements, including where we reasonably believe these terms have been breached.
9. Intellectual property
The House Krowd platform, including its software, branding, layouts, workflows, text, graphics and underlying systems, is owned by us or our licensors. We grant you a limited, non-exclusive, non-transferable right to use the platform for your personal or internal property-related use in accordance with these terms.
You retain ownership of content you upload, but you give us a licence to host, store, process, reproduce and use that content as reasonably necessary to operate, improve and secure the platform and provide the services you request.
10. Third-party services and links
Parts of House Krowd may rely on third-party platforms, data sources, mapping tools, communications providers, identity services, contractors or professional partners. We are not responsible for services supplied by third parties except to the extent required by law.
If you choose to use third-party services made available through the platform, their own terms and privacy policies may also apply.
11. Availability and changes
We may update, improve, suspend, withdraw or change parts of House Krowd from time to time. While we aim to keep the platform available and reliable, we do not guarantee uninterrupted or error-free access at all times.
We may also update these terms where needed to reflect changes to the platform, the law, our operations or user protections. The latest version made available through the platform will apply from the date it is published.
12. Liability and consumer rights
Nothing in these terms excludes or limits liability where it would be unlawful to do so, including liability for fraud, fraudulent misrepresentation, death or personal injury caused by negligence, or your statutory rights as a consumer.
Subject to that, we are responsible only for losses that are a foreseeable result of our breach of these terms or our failure to use reasonable care and skill. We are not responsible for business losses, loss of profit, loss of opportunity, or losses caused by inaccurate information supplied by you or third parties.
13. Governing law
These terms are governed by the laws of England and Wales, unless mandatory consumer law in the part of the United Kingdom where you live gives you the benefit of local law and jurisdiction.
